The whole market
Every way to stage a listing, priced
Most “cost of virtual staging” pages hide the cheap options. This one does not — a price only means something next to the alternatives.
| Option | Typical cost | What you should know |
|---|---|---|
| Physical staging Real furniture, rented and moved in |
~$1,500 per home | Median cost per home, National Association of Realtors, 2025. Plus scheduling, delivery, and a home that has to stay show-ready. |
| Human virtual staging services Designers stage your photos for you |
$16–$37 per photo | The range across established services in provider comparison guides, checked October 2026. Quality and disclosure handling vary widely inside that range. |
| AI staging apps Software you run yourself |
Under $5 per photo | Genuinely cheap, and genuinely do-it-yourself: you pick the furniture, you check every image, and the MLS disclosure is entirely on you. Prices checked October 2026. |
| Impossible Interiors A person stages, checks, and labels |
$25 per photo | Flat rate: $125 for a five-photo listing. First photo free on engagement. Back in 24 hours. No subscription, no minimum, no hidden fees. |
Prices are the published figures from the sources named, checked October 2026. They describe the market, not a promise about any provider’s current rate card.
What the $25 covers
One price, the whole job
- The staging itself — a person places the furniture, scaled to the room, matched to its light.
- The overlay check — the staged photo is blended against the original; walls, windows, floors, and fixtures must line up, or the photo does not ship.
- The label — “Virtually Staged,” on the image, as your MLS expects it.
- The disclosure line — ready to paste into your listing remarks.
- The original, returned beside it — untouched, every time.
- Speed — back within 24 hours from receipt of usable photos.
What the price never includes: a subscription, a minimum order, a setup fee, or a surprise at the end. The number on this page is the whole number.
The fair question
“Why not the $5 app?”
If you have the time to run the software and the eye to audit every image, the app is a fair choice — we will not pretend otherwise.
Here is the part the app leaves with you. When a staged photo quietly widens a window or erases a scuff, the app does not flag it. Your board’s disclosure rule does not care which tool made the picture — the listing agent owns it. Our $25 buys the two jobs the app hands back to you: a human check against the original, and the disclosure handled your MLS’s way.
